Why Should You Keep Your Parking Area Clean?

• Well maintained parking areas and sidewalks are a key to attracting customers. Studies have shown that cleanliness ranks as one of the top factors in determining where people shop. Many people consider exterior cleanliness to be as important as interior cleanliness.

• Storm-water runoff is fast becoming a factor in our environment. Sweeping your parking area on a regular basis can help to minimize pollutants in your storm-water stream.

• It is virtually impossible to develop or retain the desired competitive edge if a business’ exterior, including the parking area, is unkempt.

• When your parking area is clean to begin with, shoppers are less likely to throw trash out of their cars when they come to shop.

•Sand, dirt and other trash are abrasive. When dirt is allowed to stay on pavement, it quickly starts deteriorating the paving material. Replacement costs for pavement far exceed the routine expense of sweeping. Removal of these elements can save you time and money down the road.

•The professionalism of the local business community at large is a composite of the individual images projected by each of the businesses within it.

  • Keeping litter up reduces the chances of slip-and-fall injuries, leading to lawsuits.
  • Landscaping companies blow leafs, but leaves loose gravel and sand around corners and gutters

Having a clean parking lot projects an image of success, and people prefer to patronize the successful

What to Expect

Check your sweeping contract to see what is included in the service price. If you have additional needs that are not included in the price (emptying trash cans, wipe-off can lids, blower work behind the building, hand pick-up trash from planters, blower trash-enclosure, pick-up abandoned large items left outside trash-enclosure), just let us know so we can price accordingly.

There are also a few things you should know about sweeping services.

• These machines are designed to pick up trash (cigarette butts, paper, sand). They are not built to pick up large debris or liquids.

• They do not remove stains (oil spills) from pavement.

• If you decide to have your lot swept once a month, you can’t expect it to look clean for the entire month. It will begin to accumulate trash and debris immediately after being swept.

•Sweeping contractors can’t be held responsible for slip-and-fall accidents. These machines will keep your lot looking neat and tidy, but they will only be on site for a limited time. Something can spill, leak or blow into the area after the contractor has swept the lot.

Street sweeping

A street sweeper or street cleaner may refer to either a person’s occupation, or a machine that cleans streets. A street sweeper cleans the streets, usually in an urban area.

Street sweepers have been employed in cities since sanitation and waste removal became a priority. A street-sweeping person would use a broom and shovel to clean off litter, animal waste and filth that accumulated on streets. Later, water hoses were used to wash the streets.

Machines were created in the 19th century to do the job more efficiently. Today, modern street sweepers are mounted on truck bodies and can vacuum debris that accumulates in streets.

The street sweeper was designed with the primary objective to remove trash from streets in order to maintain aesthetic goals and safety.

Mechanical sweepers in the United States

The very first street sweeping machine was patented in 1849 by its inventor, C.S. Bishop. For a long time, street sweepers were just rotating disks covered with wire bristles. These rotating disks served as mechanical brooms that swept the dirt on the streets.

John M. Murphy called at the offices of American Tower and Tank Company in Elgin, IL in the fall of 1911. He had a plan of a motor driven pickup street sweeper. The American Tower and Tank Company had been formed in 1903 by Charles A. Whiting and James Todd. They called in a recently acquired silent partner, Daniel M. Todd, and it was decided to hire Mr. Murphy and begin the development of his idea. That started what has become the Elgin Sweeper Company.

After two years of trial, development, experimentation, and research, there was achieved the sweeper that Murphy was satisfied performed all of the sweeping functions in the manner he had envisioned – one which partners James and Daniel M. Todd and Charles A. Whiting were willing to risk a reputation gained from 30 years manufacturing experience.

In the fall of 1913, the City of Boise, Idaho purchased the first Elgin Sweeper, following a demonstration. Boise Street Commissioner, Thomas Finegan, made a comparison showing a savings of $2,716.77 from the Elgin motorized sweeper when used rather than a horse-drawn sweeper.

Following its introduction and initial sales, John M. Murphy continued the perfection of his sweeper. In 1917, US patents were filed and issues for J. M. Murphy, Street Sweeping machine #1,239,293.

Technological advancement

The goal of simple debris removal did not change until the 1970s, when policymakers begun to reflect concern for water quality. In the United States, The lag time in which street sweepers responded can be pinpointed to the Runoff Report of 1998. As older street sweepers were only effective in removing large particles of road debris, small particles of debris remained behind in large quantities. The remaining debris was not seen as an aesthetic issue because rain would wash them away. Today, small particles are known to carry a substantial portion of the stormwater pollutant load.

Street sweeping can be an effective measure in reducing pollutants in stormwater runoff. The Environmental Protection Agency considers street sweeping a Best Management Practice in protecting water quality.

Modern sweepers

Newer street sweepers are capable of collecting small particles of debris. Many street sweepers produced today are PM10 certified, meaning that they are capable of collecting and holding particulate matter sized less than 10μm. Despite advancements in street sweeping technology, the mechanical broom type street sweeper accounts for approximately 90 percent of all street sweepers used in the United States today.

Newer mechanical street sweeper

Modern street sweepers are equipped with water tanks and sprayers used to loosen particles and reduce dust. The brooms gather debris into a main collection area from which it is vacuumed and pumped into a collection bin or hopper.

A regenerative air street sweeper uses forced air to create a swirling effect inside a contained sweeping head and then uses the negative pressure on the suction side to place the road debris inside a hopper. Debris is removed from the air by centrifugal separation and reused, keeping particulate matter inside the hopper. Many regenerative air sweepers are AQMD certified by the company who manufactures them and can pick up particles as small as 10 micrometres or less (PM-10), a leading cause of stormwater pollution.

Finding a Sweeping Contractor

Does the sweeping contractor have a good reputation?

Ask the contractor for a comparable reference list. Just because they do a great job at the local corner store does not mean they have the equipment or employees to handle a large shopping center.

Do they carry adequate insurance?

In today’s society proper insurance coverage is critical. The sweeping company should present you with a copy of their insurance certificate so you can review it and be sure it meets your requirements. You could be held responsible for a company that is under-insured, so don’t take chances!

Determining the Price

The following are several factors that may be considered when determining a price for sweeping your lot.

How often does the lot need to be swept?

If there is a high traffic flow your lot will need to be swept more often than a specialty store with only a few customers per day.

What is the layout?

The more obstacles there are to work around, the more expensive the service will be. If you have center islands filled with rocks or bark, the contractor knows this material will work its way into your parking lot.

Is your lot surrounded by trees?

The leaves and other debris from the trees are considered when the contractor looks at your lot.

What condition is your parking area in?

Deteriorating pavement will increase sweeping time.

Is there a limited sweeping time?

If your parking area has a noise restriction there will only be limited times that the contractor can work in your area. Even if there is not a noise restriction there may be other factors that limit sweeping time, e.g. a bar that is open until 2:00 a.m. or a coffee shop that opens at 6:00 a.m.

Can the contractor dump on site?

If the contractor has to haul the sweeping debris away the job will take longer, therefore costing more.

The above are just some of the elements that are considered when giving you a quote for sweeping services. If you have additional questions, please ask us at info@gbrpaving.com . We will be happy to answer any questions you might have.
